WHAT ARE DATA CENTERS?
Data centers are highly specialized facilities that house computer servers and network equipment used to store, process, and manage digital information. They form the physical backbone of the internet—powering everything from cloud computing and online banking to streaming, logistics, and artificial intelligence.
Modern data centers are designed for reliability, security, and energy efficiency, operating continuously 24/7 with redundant power, cooling, and fiber connections. While they require robust electrical capacity, they generate very little daily traffic, no adverse noise or emissions, and minimal water use compared to traditional industrial facilities.
In essence, a data center is a quiet, clean, and technology-driven use that supports the digital economy while offering long-term stability and investment to the communities that host them.

INFRASTRUCTURE
IMPROVEMENTS
Infrastructure improvements are minimized by locating near an existing Duke Energy generation facility (Belews Creek).
New substations and transmission upgrades are paid for entirely (100%) by the developer, ensuring reliable power without passing the costs to ratepayers.
Modern closed-loop water cooling systems keep daily water use limited. They work like your home refrigerator or car cooling system. Closed-loop systems require a one-time fill up and then the building uses only as much water as the employees and contractors need - this is comparable to an office building and less than residential. All extended utilities will be done at the project's expense, creating added capacity for neighboring properties along the way.
With some of the lowest traffic impacts of any major land use - around 60 trips per hour - data centers provide long-term infrastructure benefits with minimal community disruption.
ENVIRONMENTAL STEWARDSHIP
Project Delta is sensitive to ALL types of wildlife on site, down to the most sensitive species including bats, flowers and butterflies. Construction schedules are planned to minimize impacts on ALL migratory species and local wildlife.
Buffer studies also guide development to preserve natural buffers around residential areas and property boundaries.
Operations are quiet, with noise levels similar to a standard HVAC system for a residential home - far lower than everyday sounds like cicadas, lawnmowers, leaf blowers, or trucks.
