Infrastructure Improvements
With Belews Creek Steam Station right next door, Project Delta is designed to work with existing infrastructure, not overwhelm it.
The developer will pay for Project Delta’s energy upgrades and utility costs, so residents and businesses don’t foot the bill.
Project Delta will minimize water needs by using a modern, efficient cooling system designed for responsible water usage. For avoidance of doubt, Project Delta will not use an open-loop system. Acceptable systems include closed-loop cooling or other water-efficient technologies. This will keep daily water demand closer to an office building than a traditional large-scale industrial use, and far less than if this land was developed as residential.
And with some of the lowest traffic generation of any major land use, Project Delta brings long-term infrastructure value with minimal day-to-day disruption.

Project Delta is designed with a deep respect for the surrounding environment. From early planning through construction, the project prioritizes protecting local ecosystems, wildlife, and natural habitats.
That’s why Project Delta will not develop in the floodplain next to the Dan River, allowing the area to remain open in perpetuity. The only potential exception to this commitment would be a public amenity like a park, and only if that’s what the community wants.
Construction timing and site planning are carefully managed to minimize disruption to migratory species and native wildlife. Natural buffers are preserved and reinforced to maintain separation from nearby properties and protect the character of the surrounding landscape.
The campus is also designed to operate quietly. Sound levels are comparable to everyday building systems and significantly lower than common neighborhood noise like traffic or lawn equipment. The project team has also studied the historical cultural resources on-site and has taken these areas into consideration in our development plan.
Project Delta will work with all appropriate regulatory agencies, including EPA, NCDEQ, SHPO, and others.
